The fine print, minus the fine print
Do I need a package to sell on Aloha?
Nope. Listing your home on Aloha is free, and our $4,995 flat fee is only due at closing if your home sells. Packages are optional extras for sellers who want more reach and less legwork.
Is the package part of the $4,995 fee?
No — it’s separate. You pay for the package once, today. The $4,995 flat fee is only collected at closing, and only if your home sells.
Where are packages available?
Right now we offer packages for homes in Virginia, Maryland and Washington, DC. More areas are on the way.
What happens after I pay?
You’ll get an email to confirm your address and a receipt for your payment. Within one business day, someone from our team reaches out to schedule everything in your package.
When does the yard sign go up — and come down?
We schedule the installation with you after you order. When your home sells, we come back for the sign. You don’t have to do a thing.
Do I keep the lockbox?
It’s yours to use for as long as your home is on the market. After closing, send it back in the prepaid packaging we include.
What’s in the staging consultation?
A professional stager walks through your home, rearranges what you already have and brings accent pieces for photo day. It isn’t furniture rental — think of it as a styling session that makes your photos shine.
Who takes the photos?
A professional real estate photographer from our local network. You get 20 edited photos, and we add them to your listing for you.
Can I upgrade later?
Yes. Contact us and we’ll move you up a level — you only pay the difference.
What if I change my mind?
Packages pay for real work — photographers, signs, installers. If you change your mind before any of it happens, contact us for a full refund. The Seller Package Terms have the details.
