How much does Aloha My Home cost?

You only pay if your transaction closes: one flat fee of $4,995 that includes everything — the tools and documents to list, show, negotiate, and close, plus a coordinator managing your timeline and deadlines. The fee is the same whether the home is $300,000 or $1,000,000, and signing up is always free. Optional add-ons — like a yard sign, lockbox, or flyers — are available through the platform if you want them. See full pricing.

How does it work if I'm selling?

Sign up free, build your listing, and set your price and showing availability. Buyers contact you and make offers online, which you can accept, counter, or decline. Once you agree, the paperwork is routed to a title company for processing and closing — and you pay the flat $4,995 fee at settlement.

How does it work if I'm buying?

Sign up free and start browsing for-sale-by-owner homes. Schedule showings directly, and when you find the one, make an offer with your contingencies intact. Come to an agreement, route the paperwork to a title company, and close. Buying is free.

Do I still need a real estate agent?

No. Aloha My Home gives you the structure to buy or sell directly. Where a specific professional genuinely reduces risk — an inspector, appraiser, title company, or attorney — you bring them in on your terms.

What if I already have a real estate agent?

That's fine — agents can coordinate on your behalf, and agents may also use Aloha My Home to run multiple transactions directly.

Which states do you serve?

You can browse, list, and organize your transaction in all 50 states. The online offer feature is currently available for properties in Virginia, and we're expanding as demand grows.

How do you verify who I'm dealing with?

Everyone verifies their identity before they can act on the platform. Buyers have their pre-approval reviewed before they can schedule showings or make offers, and sellers have their ownership reviewed before a listing goes live. Nobody is negotiating with a stranger whose identity is still a question mark.

Do you offer military discounts?

Yes — 5% off for a single military service member, and 15% if the transaction is between two service members. We also run a PCS Pay-It-Forward program for military families. See our military & PCS resources.
